Job Description
Our client is a foreign-invested company, now looking for a Head of Design (Real Estate, $3500, ID 19960)

- Prepare design briefs for design packages: Concept design (Architecture, Interior, Landscape), Basic Design, and Construction Drawing Design
- Define scope of work for design packages
- Establish design criteria and technical standards
- Develop work plans, assign tasks to team members based on expertise; propose coordination plans within the Project Management Division
- Evaluate design-related proposals
- Coordinate site inspections of construction works
- Consolidate and assess team members’ performance
- Review all issued documents, including design briefs and design documents at all stages (for legal approval, appraisal, bidding, and construction), ensuring consistency with previous stages and alignment with the overall project
- Manage designs across disciplines: Planning, Infrastructure, Structure, MEP, Fire Protection, Interior, and Landscape (ensuring later stages align with earlier ones); provide comments and technical reviews for basic and technical design drawings
- Monitor and control design changes and schedules at each stage; provide recommendations and professional input
- Review and control design drawings and 3D renderings
- Ensure design implementation aligns with the overall project schedule; monitor consultants’ progress and quality, and follow up accordingly
- Receive feedback on design documents from Management and relevant departments and coordinate with design consultants
- Coordinate with local authorities for design evaluation/approval
- Inspect and accept design deliverables from consultants in accordance with the approved design brief and scope; submit drawings for approval
- Update new samples of finishing materials and interior products
- Submit materials and interior items for approval in line with the approved concept design
- Manage and monitor contractors’ implementation in accordance with approved documents
- Coordinate with other Project Management members to source, evaluate, select, and appoint subcontractors/design consultants per procedures
- Manage and supervise subcontractors/design consultants to ensure design deliverables are completed on time, aligned with project objectives, and within approved budget
- Participate in design meetings with consultants and coordinate all related parties; directly work with consultants to adjust designs per Management’s direction
- Submit additional design scope items for Management approval as a basis for payment and settlement
- Review design-related documentation for procedures such as planning approval, utility connection agreements, fire protection approval, and construction permits
Requirement
- Male, aged 30–45
- Bachelor’s degree or higher in Architecture, Civil Engineering, or related fields
- Grade I Practicing Certificate for Architects (for architects)
- Grade I Structural Design Practicing Certificate (for civil engineers)
- At least 5 years of experience in the position of Design Director / Head of Design Management or equivalent; experience in Grade A office and 5-star hotel projects is required
- Good command of technical English; fair communication skills in English
